For nearly 50 years, Presbyterian Homes & Services, a non-profit organization, has been dedicated to quality, innovation, and leadership in providing housing and services for older adults. Starting in 1955 with just 30 rooms of rental housing, our network of facilities ahs gown to include more than 20 locations throughout Minnesota, Wisconsin, and Iowa with the ability to serve more than 3,000 people of varying income levels. Each location offers its own unique features and ranges in size from a singe apartment building to a campus with our full "continuum of care" - including independent and assisted living, memory care and 24-hour nursing care accommodations. Presbyterian Homes was the first of its kind to offer a home care services agency, an aquatic therapy program in a skilled nursing care setting, a short-term care facility in Minnesota, and medical and dental clinics for residents and community members. Developing innovative and creative care-delivery models for the next century to accommodate changes in both the needs of the older adult population as well as state and federal legislation remains one of Presbyterian Homes & Services' greatest challenges.

Presbyterian Homes of Minnesota had its beginnings in 1946 when a committee, appointed by the Synod of Minnesota of the United Presbyterian Church, was to investigate the matter of a home for the aged in Minnesota. Under the leadership of its chairman, Dr. Edwin Kagin, the committee recommended building a home for the elderly. In 1953 Presbyterian Homes of Minnesota was incorporated with Dr. Irving A. West being elected the first president of its board of directors. After receiving a donation of 20 acres of land on the shores of Lake Johanna in Arden Hills, Presbyterian Homes built its first facility for the elderly in 1955. The original campus, and six subsequent additions, contains 208 care center beds, 176 assisted living rooms and 19 independent living apartments, making this campus one of the largest of its kind in Minnesota at that time. The campus was renamed Presbyterian Homes of Arden Hills in 1992. Presbyterian Homes of Minnesota was a pioneer in developing community services for older adults in 1972 with the creation of an Adult Day Care Center. In 1978 it dedicated a short term care center, a medical/dental clinic and one of the first Medicare-certified home health care agencies based in a long term care center in the United States. In 1983 Gideon Pond Center in Bloomington, named in honor of the pioneering Presbyterian missionary, Rev. Gideon Pond, became an affiliate of Presbyterian Homes. Presbyterian Homes of Bloomington now encompasses Newton Manor - a 45 apartment subsidized building, Gideon Pond Cooperative - a 101apartment building, Ridgeview Terrace - a 51 apartment subsidized building, The Gardens - an 86 apartment assisted living building, Presbyterian Homes of Bloomington Care Center - an 80 bed care center and SummerHouse of Bloomington - an 88 apartment independent living building. In 1986 after renovating a middle school in Roseville, Langton Place opened as a 165 bed care center. Presbyterian Homes' Community Services central office is based here. Langton Place was renamed Presbyterian Homes of Roseville in 1992. In 1996, facility renovations were completed to convert 30 beds to a subacute unit. Of the remaining beds, 104 serve long-term care residents and 31 are dedicated to short-term care. Lakeshore Village and Twin Birch Health Care Center in Spring Park, located on Lake Minnetonka, were acquired by Presbyterian Homes in 1991. This campus was built in phases from 1976 to 1989 and includes: 160 independent living apartments, 37 assisted living rooms, 192 care center beds, and child and adult day care centers. This campus was renamed Presbyterian Homes on Lake Minnetonka in 1992. In 1997, 10 of the health care beds were converted to provide subacute services on this campus. In 1993, The Mayfield, a development with 93 independent living apartments, was completed in Little Canada. In 1994, Presbyterian Homes contracted with College Properties Inc., an affiliate of Northwestern College, to manage EagleCrest, a 127 apartment independent living and a 91 room assisted living campus located in Roseville. By exercising our option to buy, EagleCrest was purchased by Presbyterian Homes in January of 1999. A 36 apartment memory care residence, attached to the existing assisted living building, opened in December of 2000. In 1995, Beacon Hill, a 42 apartment assisted living and 110 independent living apartment campus was completed in the City of Minnetonka. In 1996, Presbyterian Homes contracted with Wedum/PHS Affordable Housing Inc., to provide management services to Mississippi Shores, a 49 apartment independent living facility located in Monticello. In December of 1996, Central Towers in downtown St. Paul was acquired as a low income (HUD subsidized) independent living high-rise apartment complex with assisted living services. Massive renovations were completed to combine studio apartments into one-bedroom handicapped accessible units. A total of 197 apartments are available to serve the needs of older adults living in downtown St. Paul. In July of 1997, Presbyterian Homes contracted with Noah's Ark Affordable Housing, Inc., to manage Oak Crest, a 111 apartment independent living facility in Spring Lake Park. In partnership with Senior Innovations Inc., Presbyterian Homes established Senior Housing Partners, LLC in 1997. Senior Housing Partners was created to provide development and marketing services for organizations serving older adults. In March of 1998, Presbyterian Homes became provider of management services for Echo Ridge, a 100 apartment independent living facility in Oakdale owned by PHS/Oakdale, Inc. Presbyterian Homes then became sole owners of Echo Ridge in September of 1999. Opened in November of 1998, The Farmstead at Andover includes 6 cottages, 66 independent living apartments and 68 assisted living apartments, 17 of which are designated for memory care. In January of 1999, a name change was approved and Presbyterian Homes of Minnesota became Presbyterian Homes & Services. Because of the increase in the scope of our services, as well as the extension of our locations beyond the borders of Minnesota, it was felt that this new name would better reflect what we do. Mill Pond Retirement Community in Ankeny, Iowa was acquired by Presbyterian Homes in 1999. This campus includes 60 health care beds, 49 assisted living rooms, and 52 independent living apartments. Jointly sponsored by Presbyterian Homes and Holy Family Hospital, The Deerfield opened in New Richmond, Wisconsin in September of 1999. It includes 50 independent apartments and 32 assisted living apartments. In December of 1999, the first of 56 townhomes for older adults opened in Oak Park Heights. These will be followed by independent (March of 2002) and assisted living (October 2001) apartments adjoined by a town center. The community is called Boutwells Landing. The first residents moved into Cardinal Pointe in January of 2000. Presbyterian Homes holds the management contract for this 108-apartment senior cooperative located in the City of Maplewood. After experiencing a major setback in construction as the result of a fire that occurred in the spring of 1999, SummerHouse of Shoreview opened in June of 2000. It is an independent living building with 72 apartments. 77 independent living apartments, called SummerHouse of Woodbury, opened in November 2000. Future plans for this campus include assisted living apartments and a skyway connection to an indoor city park, county library and YMCA. St. Andrew's Village in Mahtomedi is a joint venture of Presbyterian Homes & Services and St. Andrew's Lutheran Church. This campus, opened in January 2001, includes 70 independent living apartments along with 40 assisted living apartments and 22 memory care apartments as well as an on-site child day care center. In September of 2001, Presbyterian Homes & Services contracted with Avalon Square in Waukesha, Wisconsin to provide management services. This continuing care campus consists of 38 independent living apartments, 24 residential care apartments, and 22 skilled nursing beds. It is owned by Presbyterian Homes of Wisconsin. Kirkland Crossings in Pewaukee, Wisconsin was built in partnership with Presbyterian Homes of Wisconsin. The 22 townhomes opened in the summer of 2001. 60 apartments of independent living as well as 60 assisted living apartments (20 for memory care) opened in the Fall of 2001.
UNDER CONSTRUCTION The newest SummerHouse community, located in Inver Grove Heights, is now under construction. Phase I will include 30 townhomes and 90 independent living apartments. Phase II will add 86 assisted living apartments (19 for memory care) and a town center to this campus. As part of its mission to meet the changing needs of the people it serves, Presbyterian Homes continues to develop quality housing and services for older adults.
